You can find us on AirBnB, Booking.com and Vrbo amongst others but we always recommend booking directly through our website. It’s quick and easy and will always offer our best rates. If you have any specific requirements, leave us a message or give us a call and we’ll be happy to assist.

Arrival time is from 3pm onwards and departure time is by 10am. However, we are happy to accommodate your specific needs wherever possible so please do get in touch.
All of our homes have either off-street parking or on-street parking directly in front of the property.
We currently have homes across the North East but we are expanding across the UK so do watch this space!
Yes, we offer housekeeping service at regular intervals throughout your stay. Extra cleans can be arranged on request at an agreed cost.
Check out is 10am unless agreed otherwise in advance. If you fail to check out on time a fee may be charged to cover any costs incurred.
Most of our properties have smart locks so this shouldn’t be an issue. If you are locked out please don’t hesitate to contact our property management team who will be happy to help.

You can find the username and password stated on the underside of the Wi-Fi router. Please take
care to ensure none of the wires become loose from the router when looking for the login details
as this may affect the connection.
We politely request you pull the green wheelie bin to the front of the property every Thursday in order for the rubbish to be collected. Please ensure all rubbish is removed from the property and placed in the wheelie bin on the day of your departure. This really helps us keep the property as
hygienic as possible.
We also ask that all used pots, crockery and cutlery are placed in the dishwasher and a clean cycle started upon your departure from the property. Your help in doing so is greatly appreciated.
The property has assigned parking for one vehicle. Please park using the driveway to the front of the property. We ask that you please show consideration to the vehicles and parking of the local residents.

Our maintenance team will make a professional assessment and help to rectify the issue as soon
as possible.
We politely ask you ensure you know where the property key(s) are at all times, however we do understand accidents can happen. If you find yourself locked out of the property or you have misplaced the key you will be required to let us know at the earliest opportunity in order for us to allocate a member of the team to meet you with the spare key(s). Please be aware if the services of a locksmith are required to gain access to the property, the cost of doing so will be charged to yourself.

Norton Village – 2.1 miles (8 minute drive) You are perfectly situated to access a large number of eateries, bars and pubs within Norton Village itself. Even better news, it’s walking distance. Take a 3 minute stroll into Norton Village where you will find everything from local pubs, cocktail bars, open-mic nights, live bands and a wide selection of restaurants and bistros.
Yarm High Street – 7.1 miles (19 minute drive) If you fancy visiting somewhere further afield, Yarm offers bars, pubs and restaurants all along the cobbled high street. If you’re looking for an al fresco experience, Yarm is the place to go offering a number of beautiful beer gardens along the banks of the River Tees. Yarm High Street is also home to a selection of independent boutiques.
Middlesbrough – 8.2 miles (16 minute drive) The town of Middlesbrough can offer something for everyone – high street shops, bars, pubs, cafe’s, restaurants, art galleries, cinema, football ground, theatre and much more.

Parties and gatherings are strictly prohibited.
Please be considerate of our neighbours. Noise must be kept to a minimum.
Parents must not leave their children unsupervised and are responsible for their safety at all times.
Please clean up after your pet and do not allow them on the furniture.
Please close the windows and lock the doors when leaving.
Smoking is strictly prohibited in the property. Cigarette butts must be disposed of safely, ensuring they are fully extinguished and not littered on the grounds of the property.
Please report any damages, breakages or faulty equipment immediately.
Please refrain from moving any furniture from one room to another to avoid any damage to either the furniture or the property.
Turn off any electronics before leaving the property.
Please ensure the heating thermostat is turned to zero at the end of your visit
